Angela Martin: Hi, am Angela Martin, and welcome to Number 86 Cedar Park Road in Koah. I’m going to be super bold today and say that this is probably one of the most magical, and I mean magical and unique properties that I’ve seen in a very long time. At the end of this video, you’re going to totally agree. It has been architecturally created and designed by the very same owners that still live here today. It’s only ever had one owner, and that in itself is a rarity. Great big tick in the box. The goals were really, really clear. It was to build a small but beautiful and luxurious home with a very, very small environmental footprint.
Sustainable materials and passive design principles all went into this beautiful, beautiful building. As if that’s not enough, and it’s a very big and, it was orientated to capture million-dollar river views from the balcony. Now we’re going to go on a little bit 10 more seconds, just hang in there. It was also created the whole property for low or no maintenance. Can you believe that? Also too, for no water bills and no power bills, almost impossible to believe. Let’s go in and have a look. You’re seriously going to fall in love with it, 4.8 beautiful and private acres. Angela: Oh, welcome. I did say that it was beautiful and it was luxurious and I did say that it was made deliberately small. This is like coming into a resort. You come in and you have this amazing sense of calm. You have amazing sense of calm as you drive up the road and you open your gates and you come in that bitumen driveway. Like I just said, big long introduction so that you get a feel for just how special this property is. Let’s start by having a look at how fabulous and high these ceilings are. We’ve got louver windows just for cross ventilation, but kitchens we’re not going to go out there for another 15, 20 seconds. That’s sensational.
We’ve got granite bench tops, we’ve got beautiful bespoke and I mean bespoke wooden doors, stainless steel, just absolutely glorious. Of course, we’ve got lots of natural light. You just feel like you can see out into the garden from everywhere. The one thing that I really want you to take in is the fact that we’ve got air conditioning. This house is fully air-conditioned and we’ve got, of course, a wood burner and stove. We have got warmth and heat. Absolute unbelievable comfort all year round. Just glorious. Fly screens, you don’t have to worry about little beasties and stuff coming in. That’s all each attention to detail. That is spotless. This is spotless. The door is spotless.
The whole house is absolutely immaculate and it’s been just loved from the very day it was born, roughly 2006. It’s not an old construction and it’s all steel framed. Again, that little maintenance, no maintenance. Before we have a look over here, let’s just have a quick look in that bathroom because again, luxury, just come right here so you can see this lovely yummy bit. Ah, just fabulous. Come on in here. Come on in and feel the space. You can check your little lippy in the morning, but this is a big room. You’ve got beautiful toilet, absolutely glorious vanity. We’ve got a mirror on the door here so that you can preen yourself and look at yourself before you go out in the morning.
Maybe you’re not going to go out in the morning because you wouldn’t want to leave. Then if we turn ourselves right this way, we have got a really gorgeous bath and shower glass that looks like it is brand new. Just enjoy that yumminess sparkly, brush your teeth in the morning and we’re going to head back out there and we’re going to look at that fabulous view.

Angela: Love the wood-burning stove. Again, it has been used because we actually, believe it or not, we do get a little bit chilly in the winter. Not as cold as Melbourne, and Sydney, but we still have the joy and the lovely warmth of watching wood burn when it’s chilly at night. Then we’ve got plenty of cupboard space in here. Just pop your little eye in here, little walk and rub. It’s got ventilation. We’ve got louver windows, two sets of louver windows because remember we spoke about air flow and the way that the whole property and house has actually been designed and created. Imagine waking the lovely little doggy.
Imagine waking it up in the morning and having natural light and the trees literally just saying I’m here. It’s organic, it’s natural, it’s just breathtaking. Again, we’ve got fly screens so you don’t have to worry about again, little beasties. We are going to go watch that million-dollar view. We are heading out. Look at this. It’s a drum roll on steroids. Where have you ever seen such a magnificent, magnificent view of your very own river that is on your property? Roughly 200 meters worth of river on your property. We spoke about it being peaceful and quiet. Just opposite is a national park. You are never ever, ever, ever going to be built out. No neighbors there.
We feel like we’re miles away, not literally from our next neighbor down over there. Big road frontage so you’re private, totally private. You could walk down those stairs, which we will have a little look at. You can jump in there for a swim. The key thing is the low and no maintenance. We’d have noticed that when we looked at the roof, we actually had solar hot water, solar hot water panel. We have got a solar system that it just works. The owners didn’t want to have to be fiddling with things, making things work that broke down so hence the low maintenance and the no maintenance. If the batteries come down a little bit because it’s perhaps not as sunny, you’ve got a generator that instantly kicks in.
It’s got its own battery system and it’s got its own fuel of course. You don’t have to do anything. You don’t have to fiddle with switches. It just works. Of course, look at all the materials. You don’t have to worry about termites, you don’t have to worry about ants. It’s all just non-eatable. Steel frame, steel bits. This here, the wood, this is ModWood or echo wood so no painting no staining. You’re going to sit here and you are going to have a look, with your feet up, with your breaky in the morning. Life just does not get any better than that. That is priceless.

Angela: Oh and I forgot to mention, this again is just a little attention to detail. Just everything is squeaky clean, just squeaky clean. Now from an orientation point of view, we came and so we got two entrances. We came in just at the front of the house, all bitumen but we also have another entrance on the other side which we can drive all the way round that leads us into the shed. Oh my goodness, wait till we see the shed. I just wanted to let you see just again how beautiful these steps are. Just glorious, glorious. We’ll have a quick walk down there, quick look under the house and then we’re going to head up to that massive, massive, shed.

Angela: I just love, it’s just everything is just beautiful and oh, look at that’s bromeliad flower, and that is oh, wow that’s grass trees, xanthorrhoea. Just absolutely beautiful. That’s what we– Oh, look little sunbird nest. That means that little honey eaters feel safe and that they’re happy to have the babies very very close by. Oh, wow. Wow, that’s a ponytail. That is an old tree that has been there a very long time. That is stunning. Absolutely beautifully stunning. We are going to get down to the river but we’re going to head up to the shed first, which is just up here but who in the world wouldn’t want their own river that they could swim in 365 days a year? I’m going to go on about it because it is such a big deal. We’re going to head up here and I’m going to meet you close to the shed.

Angela: This is just– It’s inspirational. We have such beautiful, natural, no-maintenance gardens or low maintenance but it’s just it’s easy and we’ve seen that first entrance there. Stop it, Angela, I get on with it. We’ve got a second entrance just up here, so the whole of the frontage, not the whole of the frontage but the living area if you like it the frontage is beautifully private and screened. Not that you need it, but you have it there just in case you would like it. Again we’ve got the tarmac so we can come in if you’ve got bolts or you just want to access easy into the shed or into the house. We’ve just got this brilliant tarmac everywhere. No mud, don’t have to worry if it rains, it’s just fabulous.
Now, the shed it’s a whopping 14 by 7 meters. You heard correctly it’s on concrete and it’s also got a mezzanine level on it. Current owners used to run a home business from here, and it’s also got a bathroom at the end but no toilet in the bathroom. This is your classic dry loo. We are going to go in and have a look because it is worthy of spending time in there. It’s absolutely fabulous, and then we’re going to head into the shed. Let’s go down and let’s have a look. This is just sensational. Now, before we go in and before we look at the shed, we have actually got lots and lots and lots of ways to get down to the river. We’ve got the steps just at the house, but there’s a most magical and I mean magical path.
We’re not going to get down there today but when you come visit we will go where you can just jump into the swimming holes super easy and just like I said go for that swim almost every day 365 days. Let’s have a look at this. Look, does this take you back? You’ll never have seen anything like it since you were young and gone camping in the bush. This is brilliant. You got ultimate privacy. You’re not all hemmed in, again you have got immaculate. I mean immaculate wooden floors and a perfectly working loo. This is just brilliant. Again it looks after itself. Self-composting right for the garden. Brilliant little truck does not come with a property and it is used to store firewood.
We will actually go around and we’ll have a look at the garden, little veggie area at the back there, but again you’ve got plenty of space to park another car or a boat if you would like to. We’ve actually also got in fact I will show you. Now, wait for a minute. Let’s go in and have a look at the shed. As I said 14 by 7, it’s on concrete slab. It has all the services that the house has, so can you believe you can stream your Netflix movies, you’ve got satellite NBN, you’ve got satellite TV and of course, you have got all the power and the water that you would ever need. Wait until you can see the sights of the shed come on in. Burst is the word that comes to mind. It’s also cool and it’s incredibly quiet.
You could have heard perhaps those cicadas, the little animals fluttering their wings out there. It’s quite deafening, but you come in here and it’s instant calm instant quiet still got plenty of natural light, and of course, you have got space. How much more space do you need? We’ve got a roller door here so you can access, we’ve got a roller door just behind us so that we can access just up here. Vintage cars, workshops, or here’s just a little thought. This could be maybe a mansion, very livable. Huge big mezzanine level up there. We’ll go up there and have a look and then we can look at the property out from the windows, but then we’ve got again, look it’s all steel, all steel.
Little potbelly stove there as well wood burning stove and rooms. As I said the current owners used to work from home. This is glorious. This looks like any normal room you would expect. Beautiful view over there to the house, and again we have got, I’m going to touch them for you. Fly screens, absolutely brilliant and then we’ve got an adjoining room, just pop your head in just through here just to have a look. I will pop my head through there so just you put your head in here. You can put a door behind us if you wanted to. Again, you got privacy because you got screens or curtains and fly screens, aluminum doors, and windows. Absolutely brilliant. Take it all in. I’m going to meet you along close to the mezzanine.

Angela: This is absolutely fabulous. Metal stairs, metal construction, metal steel frame. Everything is low maintenance. This is a big space. We said about 14 by 7, approximately for the shed, and by my reckoning, this mezzanine is about halfway. In fact, it’s exactly halfway. This is probably 7 by 7, nearly 50 square meters. You do maths on it. That’s a lot of usable area and you still feel like and this is all insulation against the metal. You still feel like you have got plenty and plenty of head space. Just pop your little head over here so you can see. Big, big space, and then over the other side, we’ve actually got the bathroom and the laundry. We can just have a sneak peek into that. We’ll head back out this way.
We’ll have a look at the bathroom and then we’ll have a look at very quickly where the solar system is, veggie patch then we’re heading to the river. How brilliant and I mean brilliant with a capital B, was that? Imagine the joy and all the flexibility and all the possibilities that shed has to offer. Again, this is one of the roller doors that we see from the inside. This is our bathroom, minus the loo in here. Oops. We got a nice big mirror here. Actually, you might come around this way, and then that way I can show you both ways. This is great. It’s rustic, it’s organic, it’s spotlessly clean, just like everywhere else on the property.
The concrete is clean, the windows are clean, all the ceilings, everything is spotless and we’ve got a bath, a little baby shower just in here. Of course, we’ve got washing facilities and another shower. Two little baby showers all in one. It’s also got instant gas hot water. Again, instant gas hot water. What more would you want? This is brilliant. We’ve got a little veggie area there, a little spot over there where we have composting, or you keep some garden bits and pieces. We’ve got three really big water tanks and of course, we’ve also got a bore, so you’re never going to run out of water and again, no water bills. This is probably is high maintenance as you’re going to get in terms of cutting grass.
You wouldn’t even have to do it if you didn’t want to. We’ve got two tanks here and then the other water tank was done under the balcony on the house and again, shaded just for the extra environmental improvement if you like. This is a big space. This is going to be your 14 meters and it’s probably going to be 3, 1, 2, 3 very generous meters this way you can get at least a couple of cars or a boat in. It’s nice and high. This is where all the batteries are kept for the solar system. As I said, if they run a little bit low, generator automatically, automatically kicks in. You’ll never ever know whether you’ve lost power or not. It just works. Now, little veggie area over here. Have a quick little look at this shed down here.
Just be careful with these steps. Animal-proof, little wallabies and little brush chickens and hens, they will all want to share your food. This is just a brilliant enclosure. You can put whatever you want in there, but they’re not going to have to share it unless you want to with all your little animal friends. This is magic. Absolutely magic and then we’ve got a dragon fruit. They’re beautiful and just a little regular garden shade just in here. This would be the other walkway down to the river that has got sand. It’s got little baby rocks. You could sun yourself. You could just sit and read a book. Absolutely beautiful but as I said, I’m going to keep that for when you actually turn up and have a look.
We are going to have a look at the river just down by the house. Absolutely sensational.

Angela: I just wanted to bring this very quickly back up to the entrance so that you can see what it’s like to come in this direction. The main house was just over there. We’ve got the shed and again all bitumen and we’ve got a little loo just there. Fabulous. We’re going to head around to the house. We’re going to have a look at that river.

Angela: Can you hear the roar of the river? I’m just going to go down these steps and I’m going to meet you down there.

Angela: And we’re here. We are absolutely here. 200 meters approximately of no maintenance swimming pool. Unbelievable we’ve got rocks here. As I mentioned before, we actually have got lots of different ways that we can walk down to the river. You could just walk down here, you could sit there. Imagine reading a book, imagine at the end of the day– Lots of things that I just haven’t even gotten to on this property. We’ve actually got some beautiful lights in amongst the grass that look up into the trees so that when the sun goes down at night, you have just got the most spectacular vista. Of course, we have got this river. This is just absolutely sensational.
I’m very rarely speechless on a property. As I said at the beginning, it’s magical and I really do hope that you get a sense of how magic and unique, and special this property actually is. We were on 4.8 acres. We’ve got about 200 approximately meter frontage off your very own river. It is a no-maintenance swimming pool. We’ve got a national park on this side.
It is a no-maintenance property and I make no apologies for mentioning that about 300 times now because we all need to get our lives back. This is what this property is all about. Designed, created with love and you can enjoy it sitting on that balcony, just feet up and marvelling. Absolutely marvelling. No water bills, no power bills, no maintenance.
