Angela Martin: Hi I’m Angela Martin and welcome to 216 Palm Valley Road in Koah. This is a really private fully fenced five acre, ultimate lifestyle property and it is absolutely captivating. Not only is the house gorgeous but you have your very own river frontage. Just imagine you could, if you wanted to, go skinny-dipping because it’s close enough and it’s private enough. Let’s go in and have a look. You’re seriously going to fall in love with this property.

Wasn’t that driveway amazing? It gets you all the way down past the shed past the three bay carport into this amazing house. Now, it was actually built in about 2012 and we’ll go inside and do a little bit of orientation but just so that you get a feel, the section down there has actually got two bedrooms and a two-way bathroom and separate toilet. That would allow you, if you wanted to, to have family and friends stay and it would become a very separate part of the main living area.
Of course, up this side we’ve got the master bedroom and an office nook in the main living area here. In the very end, we have got a brilliant open air laundry but we will go and we’ll have a good old explore. In the meantime, let’s go in and have a look at the main living area. One of the things that I noticed when I first visited this property was the word dream. It really does create genuinely a lifestyle dream. Everything about it is quality, we have got fabulous spotted gum floors, we’ve got a bifold, chilli Kuranda evenings or Koah evenings or Tablelands evenings where the temperature does drop.
We’ve got a brilliant little wood-burning stove but let us have a look at probably everyone’s favorite part of the house, not everyone but most people’s part of the house. This is Caesarstone benches. I did mention the houses is very, very, very young and it has been beautifully maintained. It feels whoops, almost as new but we do have open and close soft drawers. We’ve got highland induction and gas cooktop. Again, top of the range quality appliances, Bosch oven, we’ve got Miele dishwasher and the functionality is absolutely brilliant but wait till you see the butler’s pantry.
It runs all the way along this back wall just over here and it takes us out into this fabulous lifestyle living area. We’ll come back and have a look in a minute but we’re going to carry on come this way into the butler’s pantry. Oh, my goodness. Butler pantry envy, can you just imagine preparing if you’ve got people around or young children, the space is absolutely to die for and more importantly we have got this fabulous area out into an outdoor kitchen. Beautiful polished concrete floor, this is amazing.
A little bit of history. Some of this wood here is actually from a Mareeba warehouse and it’s recycled timber. You’ll see that these timbers cypress posts, they were all hand chosen by the current owners just to create that absolutely fabulous warm organic feel but check out the view. It’s quiet, it’s stunning, it’s peaceful, and just down over the paddock, we’ve actually got the river that we will go down to in a minute. Just take in the ambiance, all the little things.
We mentioned the doors. These are brilliant. It’s fully fly screened for those who don’t like little bugs and little beasties. We’ve got rosewood bifold doors and before we go have a look at the bedrooms, just have a little look at this area here. The current owner is an avid collector of records and the house was actually built with one of the specifications for having a concrete plinth all the way down so that you can actually play the records without them bouncing as you’re dancing on the wooden floor. It’s just all those little things that just make it fabulous attention to detail. Let’s go through and have a look at the bedrooms.

As we come through, check out the office nook, super duper handy, and it’s also got a door so that you can close it if you don’t want to be thinking about stuff at the end of the day but again could be used for anything. This master ensuite is beautiful. We’ve got super high ceilings and hopefully you can feel the romance and the airiness of it and again we have got fully fenced not fully fenced that’s not fully fenced but it is in a way, it’s fully screened windows and we have gorgeous wooden louvers. Just let’s plenty of ventilation in. Huge great big walk-in robe for all your little bits. For me, the pièce de résistance is the ensuite. Check it out. We have got brilliant double vanity, we’ve got a separate toilet, and I’m going to meet you out there when we have a look at the shower. It’s brilliant.

This lifestyle property is so private that you can enjoy an luxurious outdoor shower just next to your master bedroom. Again, it’s all the little things, the little attention to details that I love. For the ladies in the audience, you might or might not want to be able to shave your legs just that little bit of extra luxury and of course you are doing this with that fantastic backdrop of a view. It really is just liberating.

This is the second wing of the house that we spoke about way at the beginning. You’ll notice that each of the rooms actually have their own doors out onto the the verandas or to the balconies at the other end are the same. Again, little attention to detail. This is all rendered block and it has the color actually in the construction and it feels like silk. It is absolutely just it’s sensual. It really is beautiful and that in conjunction with the concrete polished floor just really gives it, again I go on about it, that luxury lifestyle feel.
This bathroom serves two of the bedrooms. We’ve got a brilliant wrap around shower there, again no shower glass so you feel free and fresh and just energized. Louver windows again, bedroom and a toilet. I keep going on about this but we do have the doors that go out onto this balcony so anyone who’s staying or visiting or guests or air b&b actually have their own little private entrance. Pop on through there and I’ll meet you at the other side to have a look at the laundry.

I have laundry envy. Who would not want a utility area that just makes it so easy to do the normal everyday stuff that we do in the wet tropics? Easy to hang your stuff out under cover so it’s not going to get rained, it’s going to dry nice and easily and quickly, and brilliant functionality. Again, Fisher & Paykel, deeper than average bench tops, and it just makes so much sense. Again, concrete so you can get as much water here as you want. If you’ve got family or friends with children, it’s not going to impact on the inside of that gorgeous house.
Now, we have got so much infrastructure on this property that we’re going to have to try and cram it short a little bit but before we do that, we are going to go down and have a look at the river. The gardens are gorgeous, we’ve got fruit trees, we’ll have a little bit of a sticky beak but I need you to have a look down at this river, you’re going to fall in love with it.

The gate that takes us down to the river is at the end of what we’d actually call three fenced paddocks. The five acres actually is fenced into three separate distinct areas and this part of the back of the house is the last of the fencing. We have got huge amounts of paddock down here that you could put in horses or cows or sheep, whatever you want but we can see that gorgeous path down to the river. Let’s go.

Nearly there, we’ve just come down through the path and we’re up and over the causeway and you can hear the water. It’s very exciting. It’s just up and over that hill, let’s go. This is truly amazing. There are no words, there are no adjectives, there’s nothing I can say, there’s nothing that I can explain that would actually capture what it’s like to be down here. The temperature is one or two degrees cooler than up here. It is full blown Clohesy river and your new property has about 100m-140m of frontage. I mentioned in the beginning about skinny dipping, if you wanted to, hopefully now you really can see that you could just take your clothes off on the hottest of days and jump in and it would be absolute luxury.
The other amazing thing is that the new owner will have riparian water rights for domestic usage from the river. But who’s going to worry about that when you can take your clothes off and jump in? It is just spectacular.

Wasn’t that river absolutely amazing? Now, we’re going to look a little bit more at the infrastructure. That’s not really infrastructure, that is lifestyle, that is a fantastic family friend fire pit that that you could just imagine eating and drinking or whatever you want to do. The whole self-sufficiency of this property is it’s come alive. We’ve got about 20 different kinds of fruit trees, we have got a chick pen that is somewhere between half an acre and an acre. Again, it’s fully fenced that allows for free range chickens, happy chickens. We’ve got water tanks, we’ve have got solar power, we have got solar hot water, and we have amazing sheds.
Just to the back here, which we’ll look at, is a three bay shed just in front of the house. A brilliant three bay shed that is fully insulated, it’s got power, it’s got phone, it’s got water, and it’s got a little kitchen up the back. Go in there and have a look and just marvel at your new house.

How fantastic is this? I mentioned just before about the chook pen. As you can see, it is completely, fully fenced and there’s lots of shade so that on the really hot days, the chickens can run very safely in amongst all the natural forest and again, it’s, I keep going on about it, but it is fully fenced so they are genuinely free-range chickens.
