Angela Martin: Hi, I’m Angela Martin. Welcome to 117 Cedar Park Road in Koah. If you are an astute buyer, as I’m sure you are, this property is phenomenal, and I mean phenomenal value for money. It’s a deceased estate, so it’s being sold as is condition. It’s on a whopping 74 acres of land, and it was previously run as a health farm and chiropractic clinic. We have four individual buildings, each of which had their own purpose, and of course, we will walk through and we’ll show you each of them and that will totally make sense.
What makes us even just set apart is river frontage, 100 meters there or thereabouts of magnificent Clohesy River frontage which is just over there. We are going to go down there and we’re going to have a look, and then we’re going to explore the rest of this just magnificent property. The opportunity and the flexibility for you to create your own world is unbelievable. Let’s start off down at the river.

This is unbelievable. We have this great big piece of land just on the other side of the road. That was the entrance that we haven’t even gotten to yet, but you’ll have noticed little white survey pegs along the front, and we have water easement so that we can run pipes from the river, beautiful river, up to the house. That’s what those little flags are. Now, roughly 100 meters as I said of river frontage. It’s not a little creek, it’s just not a little bit of water that dibbles here and there, it is full-blown, beautiful, runs all year, and hopefully, you can actually hear it. We got some steps down there. I’m going to start heading down there, and I’m going to meet you close to the bottom.

This is unbelievable. You can swim in this river all year long. You’ll have noticed coming down those steps, concrete steps, so it’s safe all the way from the top all the way down to the bottom. I mentioned it as is with the property, so that pump for the water actually comes with this land, Lot 4 at 117 Cedar Park Road.
Now this, imagine about 100 meters in that direction, when we come along or when we go back up to enter the other part of the property along the roads, the swimming holes, there’s little sandy banks, but further along that way, we’re not going to go there, that’s all the joy that you will have in exploring. This is priceless. We have the river and we also, in addition to being able to pump from the river, we also have a license for a dam. This is unreal. We’re going to head back up those stairs and we’re going to have a look at those four buildings.

With an unbelievable river frontage, this could be the perfect barbecue spot for the weekend, camping, kids are playing, just easy access to the river, it’s just there. Absolute joy on a plate. Now, these were the little markers that I was telling you about at the beginning, and if we come this way, the river runs pretty much from the end of where the Colorbond fence is, right down along past that corner, straight through about 100 meters. The property runs all the way around the bay and it just seems to go for miles. We’re going to head up the driveway, I’m going to start showing you those four buildings.

I just wanted to point out before we go in and have a look at the buildings again, the fencing that you see is actually not boundary fencing. We have about 15 acres of organic orchards, no spray, totally, totally, totally organic, and the fence is roughly around those 15 acres. We’ve come up the driveway, the property actually goes around, we’ve got a bit of an open area there as well. That’s why I wanted to say that the fence is not the boundary. This is not the boundary, this is just access into where really the four buildings are.
If we have a look down over there, we’ll have a look down over there when we get to the other house, the first thing we see, I’m going to give them all names. This was the farm shed, where we keep our tractor, our lawn mower, all our maintenance bits and pieces. That also comes with the property. Remember, it was a retreat, so we had some accommodation units. We’ve got two here, we actually could make them three without any problem. We’re going to head in there and have a bit of a quick look-through.

This is really lovely and bright. I’ve mentioned that we could have three units in here. Just simple and easy to put up a little wall here if you wanted to. You could have it as an art studio or you could have it as a weekend, just plenty of space. We got bed one in here, we got bed two in here. We’ve got access out here as well. Each of these little spaces have got their own entrance in and out.
We have a second or a third, whichever way you look at it. Over this side, look at this, all these trees, every tree that you see except for the natives, these are fruit trees. Look at the mango, they are just ready to explode with mangoes. This is the other little room. What I love is the fresh air that comes in and out, it’s a very natural feeling property. We’ve got windows there that just probably stay open permanently, again, just to let the breezes come through. We’re going to walk from here, which was the accommodation, into what was the office and the chiropractic clinic. We’ll head back around that way, and I’ll meet you over there.

There is literally fruit just dripping off all the trees. Every tree you look at, it’s got amazing fruit on it. I just wanted to do a little quick orientation. We’ve been to the river, we’ve come up the driveway, we had a look at the farm shed where we keep all the bits and the bobs, the two or the three little areas for what was unit accommodation.
Over here through the trees, was or is, the kitchen diner. That’s where cooking, eating, and relaxation actually happened. This was the chiropractic clinic and office. All the amenities, bathrooms, toilets are at this side of the building. That doesn’t have toilets, that doesn’t have toilets, the other six-bay shed at the far end doesn’t have a toilet. We’ll start here because we are here. Great utility.
The block, good old block structure. We got pavers here, we got a great big old concrete sink. Where do you find them anymore? In here we’ve got two showers. Shower one, shower two, just so you can see and then on this side, we’ve got two independent toilets, toilet number one and toilet number two. This is the wet and the ablution side of the property. We’ll get a view of the farm shed and of course the back of the units. We’ll see also that we’ve got fencing that goes along there. Remember, that is not the boundary fence where those cars are that is still part of the land.
Each building also has its own solar system, its own power system. We’re totally off-grid which means you can escape the world that fabulous weekend getaway and just be absolutely perfect. This around here, look at these trees, unbelievable. There are so many exotic fruit trees that you’re probably not even able to pronounce half of the names. There really are 15 acres of just organic fruit. Little fire pit here. We could veggie area up over there. This has currently just been caretaking, but you can see this would’ve been the original office hours. The place is a little bit faded, but it’s still there. This would’ve been the reception area, being used at the moment as a makeshift kitchen.
The actual big area in here. Plenty of space. We’ve got fans, tiled floors, and we still got the old stained glass windows. This door here goes back through into what is now a makeshift kitchen, but as I said, the whole thing was a clinic and an office. Then in addition to the two showers and the two bathrooms that are just on that side, that was the laundry tub just there, we’ve got another loo here and we have got separate shower in here as well. Lots and lots and lots of functionality, and hopefully by now [chuckles] your brain is going, oh, what could I use this for, what could we do with that? Absolutely brilliant lifestyle. Just like I said at the beginning, we can create our own little world.
We’re going to head up to the kitchen diner and I’m just going to meet you there and we’re going to have a walk through that building as well. That’s the backside of the– Oh, didn’t sound very good, did it? That’s the back view of the chiropractic clinic and office. I wanted to show you fencing is exceptionally good quality. It’s not horrible yucky poo just put-together fence. If you’ve got dogs or animals, it’s pretty robust. We got a gate here and we’ve also got gate access here in addition to round the corner where we came in, it goes up and round that side. That’s where we came in where the farm shed. We are now going to head up to the kitchen diner.

There’s even pumpkins. We are getting to the diner, I promise. The herb garden and veggie area can be resurrected, can be beautifulized, but all the infrastructure is there. This I love, this is great. Not sure, maybe just for putting up passion fruit or for putting up beans or something but look at this. Look at these pumpkins. Look at this. This is unbelievable. Just throw it there and it will grow. The water supply, as I said, comes from you could either do rainwater tanks or comes up from the river. This clearly is– Ooops, you have plenty of pressure there. This is one of the entrances into the kitchen diner. We’re not going to go in that way I just want us to walk around so you can get a feel.
Jabuticaba, fruit trees, fruit trees, fruit trees, fruit trees. Get the mango. There’s so many mango trees. I don’t know how many that are, but there would have to be not hundreds, but maybe there are hundreds, and they’re all ready to go. This is all block. Your pressure cleanness, nice bit of brick. Love that. It’s almost got a cottagey feel. These windows, believe it or not, are actually silky oak. Concrete slab, concrete veranda, you just pop a little head round here, sit and relax on a little daybed. Remember, you can come here and just be, just enjoy being in the garden.
Then this, oh, we can see in the middle over there, this was the original kitchen diner where people who were staying here at the retreat could come and prepare food and just basically sit and relax. It’s a very lovely room. It feels like a cottage. We’ve got doors that open up all the way around the balcony into the garden. Got a little patio area here, which I’ll show you. A little cupboard in here. Again, straight out, just potential. Just think of the potential and the opportunity and a really lovely, lovely original piece of leadlight. In terms of commercial kitchens, if you are into cooking, this got everything that you need. Again, is a big open space.
We’ve got vinyl on the floor, we’ve got a stainless steel sink space, space, and more space. There’s another little area through here, which you could use for storage. You can actually use it– Remember, they are just rooms, I keep saying that, they’re just rooms and they’re just buildings and you can use it for whatever you would like to use them for. Remember too that we are on solar in every single building. Each little building’s got its own little system in place. We are going to head back around there and look at the massive, I mean massive, six bay shed that’s just slightly further up the property.

Wow. Potential, potential, potential, potential, and even more potential. We came round that side of the building so I wanted to just show you this side of the building. That there is where the kitchen preparation area was. You’d have to put some steps up and down there if you wanted to access that. On the way up, the gardens or the 15 acres of the organic orchard, no sprays in 50 years. That is, A, it’s unbelievable, and B, it’s like, oh my goodness, that is just unbelievable.
All of these fruit trees, you’re going to able to eat, you’re going to be able to share, you can do whatever you want to do with the fruit, because as I said, it’s prolific, absolutely prolific, and they’re going to be insecticide free. That is really worth its weight in gold. Gardens, bananas, probably eight billion varieties of bananas. It’s open, it’s bright, it’s sunny. The other land goes way up but the bits that we’re on here with the four buildings, you can see super easy to walk on. We’re not on the side of a mountain. It’s grassed, it’s refreshing, it is suchly joyous, it really is joyous.
In terms of sheds [chuckles] this is just massive, absolutely massive. We have this little lean-to shed where other little bits and bobs, plumbing bits of pipe, and stuff actually lives in there. We’re going to head up here because this is a structure on steroids. We just have a look at that as we come up to it. It’s big. I can hear some members of the family going, “Ooh, I could use that for something.” Yes, you absolutely could, and when you actually see when we’re up here, how big it is. Now, I’m not a big person, 5 foot 2 maybe, whatever that is in centimeters, but
feel that breeze, absolutely beautiful. I’m not going to pace this. It’ll be a 45-minute video if I walk all the way up there, but 1, 2, 3, 4, 5, and that literally would be the equivalent of six bays. Now, they have been again, divided up into little functional spots, little functional areas. I’m going to meet you in functional area number one.

Coming on in. I’m coming on in. Spaces, spaces, spaces. Remember, you can do with them whatever you would love to do. We have shade cloth on here, so it keeps the elements out, and lets the breeze through but we are on a concrete slab. From the beginning, not the paved bit out the front, but from the front of the doors all the way along to this side of the shed, it’s all on concrete.
We’ve got interconnecting doors pretty much all the way through, but we’ll walk in and out from– Oops after you. I’ll be walking in and out so that you can see the space. This is a big space. That’s a big bed and it is absolutely dwarfed. I mentioned about a lot of the things, furniture, chattels, garden stuff being included in the property. When I meet with you or when we chat on the telephone, I can certainly give you a list. A lot of the pieces that you see around will actually be included in the sale.
This is another great big area. We’ve got water here, we’ve got a little sink, but I have to show you this little bit out the back. This is a connecting door that takes us through into the room. Then let’s just head out here. Just pop your head out. A little shower. I just thought you might love that. I reckon it’s great. Just on the hot days you’ve been in the garden or you’ve been picking fruit, you can just, of course, you can use a normal shower down at the chiropractic clinic or what was the chiropractic clinic, or you can pop up here and it’s totally private.
This view is absolutely sensational. You could be sitting here, you could just be relaxing and we got to look around that way. I know I’m probably going to go a little bit dark because there’s a super bright day out there today. Pawpaws hanging off the tree, are absolutely amazing. It’s in, it’s cool, it’s shady, it’s breezy. We are looking out there and it is just a sparkly blue sky.
Next little area is again just another little room. After that, you can head in. Used to be a library, the books don’t obviously come with the property, but things like your bookshelves will stay. I just wanted to show you, I mentioned about the solar systems in each of the buildings, just to give you a bit of an idea. Phoenix Inverter Smart, all the specs have actually got written down as a solar system, so that’s where the solar system for this property actually lives. We can see the concrete all the way across here into another lovely little space. Bright airy and breezy, what more could you want? I’m going to head back out there, we’re going to walk down the garden, I’m going to do a bit of a wrap-up.

Clearly, I can’t show you all the trees, but when you come here, you can just be. You can just enjoy an organic blue sparkly sky and the acreage that we have around about us.
It’s easily walkable, easily maintained, and of course, only about 30 minutes, 35 minutes down to Smithfield Shopping Centre. I know that you find that very hard to believe, but you jump in the car and you’ve got Woolworths, you’ve got Coles, you’ve got Bunnings, you got Dan Murphy’s, and you’re not much further on to Cairns International Airport.
